SCI Les Gîtes de Pétrocoriis

Article 1 - This seasonal rental agreement is reserved exclusively for the rental of accommodations by SCI Les Gîtes de PETROCORIIS, 36 chemin de Polignac, 24750 Boulazac Isle Manoir.

Article 2 - Length of stay: The tenant signing this fixed-term contract may not, under any circumstances, claim any right to remain on the premises after the end of the stay.

Article 3 - Conclusion of the contract: The reservation becomes effective on the day of booking, subject to the conditions stipulated below: (This does not apply to OTA platforms, which have their own terms and conditions of sale.)

The rental agreement concluded between the parties to this document may not, under any circumstances, benefit any third party, whether a natural or legal person, even partially, without the owner's written consent.

Any breach of this last paragraph may result in the immediate termination of the rental agreement at the tenant's expense, with the rental payment remaining the property of the owner.

Article 4 - No Right of Withdrawal: For reservations made by email, telephone, or website, the tenant has a right of withdrawal from the day of booking, particularly for accommodation services provided on a specific date or at regular intervals, subject to the conditions below:

Article 5 - Cancellation by the Tenant: All cancellations must be notified by telephone, registered letter, or email addressed to the landlord, or via the booking website if the reservation was made online.

a) Free cancellation more than 7 days before the scheduled arrival date for reservations of 6 days or more.

Free cancellation more than 2 days before the scheduled arrival date for reservations of 6 days or more.

b) For cancellations made less than 7 days before the scheduled arrival date, the deposit will be retained. If the cancellation is made 24 hours before arrival, the remaining balance will be retained by the owner to cover administrative costs and losses related to the no-show.

For cancellations made less than 2 days before the scheduled arrival date, the deposit will be retained. If the cancellation is made 24 hours before arrival, the remaining balance will be retained by the owner to cover administrative costs and losses related to the no-show.

c) If the tenant does not arrive on the arrival date specified in the contract, the remaining balance will be retained by the owner to cover administrative costs and losses related to the no-show. In this case, this contract becomes null and void, and the owner may make the property available to other guests.

d) If the stay is shortened, the rental price remains due to the owner. In this case, no refund will be issued.

1. Payment with peace of mind

- Balance due one day before arrival: 100% of the total cost of your stay is required by credit card.

2. Payment upon arrival

- 100% of the total cost of your stay is required upon arrival and can be paid by cash, credit card, check, or ANCV holiday vouchers.

- A 30% pre-authorization (held but not charged, released 7 days after departure) is processed in case of cancellation (see conditions above).

Direct booking:

By phone or email: booking is possible; the booking conditions are the same as those applied on the website.

Article 6: Cancellation by the owner: The owner will refund the tenant all sums paid.

Article 7: Arrival: The tenant must arrive on the date and at the time specified in this contract. In case of late or delayed arrival, the tenant must notify the owner.

Article 8: Payment of the balance: The balance of the rental, paid at the time of booking via online websites, email, and/or telephone, can be paid before the scheduled arrival date or on the day of arrival before entering the accommodation at the reception desk. Payment can be made in cash, by credit card, check, ANCV holiday vouchers, or bank transfer.

Article 9: Reservation dates may be modified depending on availability.

By making a reservation, you accept all the conditions mentioned above as well as the house rules.

Laundry

INCLUDED:

Linens provided:

- 1 set of sheets/bed,

- Kitchen towels,

- 1 bath towel/person

Sheets for the travel cot are not provided. As for baby equipment, there is 1 travel cot and 1 high chair in the cottages; other accessories are not provided.

Pool towels are not provided.

Cleaning:

Please leave the accommodation clean upon your departure.

- Wash and put away the dishes

- Empty the bins

- Vacuum and mop

- Clean the bathroom (sink, shower, toilet)

- Put the furniture back in its place if moved.

We thank you for respecting the property.

You can therefore clean yourself... or simply choose the CLEANING PACKAGE in the extras for a more relaxed departure.

During your stay, allow any urgent repairs that cannot be postponed to be carried out on the rented premises.

No furniture storage is permitted, except for linens and small items. Thank you.

Decorations for special occasions are only allowed in the reception room of the cottage. No fixing with nails, screws, tacks, adhesive tape, or tack is allowed.

EVERYTHING IS INCLUDED: water, electricity, heating...

During the dry season, fire hazards are present. Be careful with barbecue embers; a container of water must be kept near the grill. Do not use the barbecue in windy conditions.

Tenant Departure

Check the condition of the rental and collect the keys.

Check-out time is between 10:00 AM and 10:00 AM.

Tidying up must be completed before 10:00 AM.

Failure to comply with the schedule may result in additional charges: (extra night, billing for canceled services).

Games

INCLUDED: Petanque court, wooden playground with slide and swings, ping-pong table, soccer goal.

Board games are available at reception if needed.

FOR SAFETY REASONS, GAMES ARE PROHIBITED IN THE PARKING LOTS AND ON THE MAPLE SQUARE. CHILDREN HAVE PLENTY OF SPACE IN THE PARKS, PLUS A PLAYGROUND MADE JUST FOR THEM!

Please respect the designated areas for these activities.

The Swimming Pool

Included: The swimming pool is open from mid-May to mid-September, earlier or later depending on the weather.

Open from 9:00 AM to 8:00 PM

- "Use of the swimming pool is unsupervised and entirely at the user's own risk."

- "Children must be accompanied by an adult. The owner accepts no responsibility in case of accident."

"The pool is secure, but vigilance remains essential":

- Please close the gate after you pass through.

- It is strictly forbidden to use glass objects within the pool area. Read the instructions at the pool entrance.

- Animals are not allowed in the pool area.

- Noisy or dangerous games should be avoided for everyone's comfort.

- Access to the pool is reserved exclusively for guests staying in the cottages. Friends, visitors, or outsiders are not permitted to use it, even briefly. Thank you for your understanding.

The safety and respect of all are everyone's responsibility.

Fences

For your safety: Do not open or enter the fenced enclosures for the goats and sheep, except in the presence of the owner. You may approach them from behind the fence.

Feeding the goats and sheep? Yes, but with caution!

They can eat a few small pieces of dry bread, carrots, or apples, in small quantities and without mold. (Children must be accompanied by an adult)

Please do not throw anything else to them, even if it seems appealing!

Always do so through the fence, without entering the enclosure.

Arrival of Guests

Check-in is from 5:00 PM onwards.

If you will be arriving late, please let us know.

We kindly ask you to report any problems or damage within 24 hours of your arrival.

Self-Catering

Self-catering means you are independent in the cottage (breakfast, lunch, dinner). We provide a building with furnished bedrooms (including bedding), a bathroom and toilet, a fully equipped kitchen (oven, microwave, refrigerator, stovetop), dishes, cooking utensils, and equipment (tables, chairs, sofas, furniture, TV, washing machine, clothes rack, iron, ironing board, travel cot, high chair, board games, coffee maker and Senseo machine, cleaning supplies). (Broom, dustpan and brush, vacuum cleaner, mop and bucket), barbecue, decorative items.)

Out of respect for all occupants and to preserve the site's environment, the installation of tents, caravans, or any camping equipment is strictly prohibited on the entire property (private and shared).

If any damage is noted upon departure, please report it on the day of your departure. After this time, the condition of the accommodation will be considered fully accepted, and no claims can be made.

Customer Responsibility:

The customer is responsible for the integrity of the equipment and facilities provided during their stay. Any damage or loss will be charged to the customer, who may be billed for repair or replacement.

In the event of damage, the renter agrees to reimburse all expenses incurred upon presentation of supporting documentation (invoices, estimates, reports, etc.).

Failure to comply with rules: In the event of a breach of the establishment's internal rules (noise disturbances, inappropriate behavior, disrespect for common areas, etc.), we reserve the right to deduct the associated costs.

In the event of a serious or repeated breach of the establishment's rules (inappropriate behavior, disturbances, disrespect for the premises or other guests), the owner reserves the right to terminate the stay immediately, without refund, after a formal oral or written notice has gone unanswered.

Insurance: The tenant is responsible for all damages caused by them. They are required to have vacation rental insurance to cover these risks.

Force majeure:

In the event of force majeure (fire, natural disaster, etc.), we reserve the right to cancel or modify reservations. In this case, you will be informed as soon as possible and offered an alternative solution, or, if necessary, you will receive a full refund of the rental payment. Our establishment is covered by comprehensive business insurance, including civil liability.

Reservation

The cottage is rented to you for a maximum capacity of [number] people. For safety, insurance, and comfort reasons, no visitors or outside guests are permitted to sleep or stay in the cottage. If the number of tenants exceeds the maximum capacity, the owner may refuse entry to the additional people.

Any modification or cancellation of the contract will therefore be considered to be at the client's initiative. A supplement of €50 may be charged per undeclared person, and the stay may be interrupted without refund.

The "Tenant" has booked for a fixed period and may not, under any circumstances, claim any right to remain on the premises beyond that period.

The tenant may only occupy the premises for residential purposes, excluding the exercise of any trade, profession, or industry. The tenant acknowledges that this rental is granted solely as a temporary residence and for leisure purposes, a fundamental condition without which this rental would not have been granted.

The tenant must occupy the premises personally and may not, under any circumstances, sublet, even free of charge, nor assign their rights to this rental agreement without the landlord's written consent. Failure to comply with the above rules will result in the owner terminating the stay immediately without refund.

Noise Policy

Please respect the peace and quiet of the premises so that everyone can fully enjoy their stay. Do not do anything that, whether by yourself, your family, or your friends, may disturb the peace of the neighborhood.

We ask that you avoid excessive noise between 10:00 PM and 9:00 AM. Thank you for your understanding and consideration for the neighbors. Fireworks, rockets, and firecrackers are not permitted.

Pets

Pets are welcome, up to a maximum of two per booking, under certain conditions to ensure everyone's comfort and safety:

- Pets must be declared at the time of booking.

- Category 1 and 2 dogs are not allowed.

- Pets must be supervised and kept on a leash in common areas. A muzzle is required for "dangerous" dogs.

- Pets are not allowed in swimming areas. Using household linens for your pet's comfort is prohibited; please bring your pet's own small blanket.

- Pet waste must be picked up, including in private and shared green spaces.

- In case of disturbance, damage, or failure to comply with the rules, the owner reserves the right to refuse access or terminate the stay without a refund.

Thank you for your understanding and cooperation in ensuring a pleasant stay for everyone, both humans and animals!

Walks: A hiking trail in the forest is accessible from the property.

The greenway is a 15-minute walk away.

Smoking:

The cottage is non-smoking inside, but the terraces are open to you!

Ashtrays are available on the property.

Please do not throw cigarette butts on the ground, out of respect for the children, the animals, and nature!

Supervision:

- Child supervision: The owner cannot be held responsible for any accidents or damage that may occur on the property, in the parking area, or during access to or from the grounds. Children must be supervised by the adult in charge of them on the property, at the swimming pool, playground, and around the farm animals.
